About the Job

Sandy Spring Bank is currently recruiting for a Mortgage Banker. Sandy Spring Bank (SSB) is a community lender committed to serving our footprint aggressively with highly competitive product offerings. Our mortgage department includes in-house processing, underwriting, portfolio and secondary market lending.

As a Mortgage Banker, you will acquire and deepen relationships with clients through comprehensive promotion and marketing of mortgage products. In addition, you will develop and work with centers of influence to expand SSB's client base. You will be required to deliver strong results in mortgage and home, land and construction lending products, and demonstrate strong interpersonal skills, while providing exceptional service throughout the sales process. You will also insure that we are meeting the client's total financial needs by appropriately cross-selling bank products and services.

MAJOR JOB ACCOUNTABILITIES:

1. Business Development
Develop and maintain relationships with realtors, builders, and other business and community service organizations on an ongoing basis utilizing various sales and marketing techniques. Maintain contact with internal sources for referral business. Explore and develop new methods for attracting business. A Mortgage Banker's prospecting and networking is predominately outside the bank and within our local communities and centers of influence. Activities of successful SSB Mortgage Bankers include attending open houses for sale, builder model home sites, delivering first time homebuyer educational classes at community organizations/churches/real estate offices and pre-qualifying prospective borrowers at the above-mentioned locations.

2. Market Specialized Loan Products
Market specialized loan products tailored for a specific niche of SSB clients and prospective consumers in need of home financing. These products include, but are not limited toSSB's Community Reinvestment Act (CRA) loan program as well as the civil servant and first-time homebuyer programs. To effectively market such programs, outreach and business development efforts should target key stakeholders, (e.g. community offices, realtors, community service organizations) located in either low and moderate-income areas, and/or geographies with a significant minority population.

3. Client Service

Thoroughly explain the requirements and costs associated with the products while providing top-notch client service and building enduring relationships with our clients. Answer questions and guide borrower through the loan approval process. Maintain regular contact with realtors as liaison to borrower. Ensure that a high standard of service and communication is maintained. Provide prompt and accurate responses. Maintain a high standard of professional and courteous service at all times. Actively cross-sell additional company products to further establish relationship. Maintain contact with secondary market staff to monitor loan rates regularly. Monitor status of the application up through electronic delivery of our settlement documents and issuance of the final Closing Disclosure. Be available to answer questions and provide guidance at the time of settlement to all involved parties to the transaction.

4. Compliance
Assist prospective borrowers in the proper completion of the loan application and provide required disclosures. Gather necessary support documents from prospective borrowers. Ensure that the borrower qualifies through a thorough review and collection of documents during the application to maximize the efficiency of the mortgage approval process and insure that any obstacles are identified early in the process. Provide advice to clients in the selection of the appropriate loan program that best fit needs. Fully disclose loan terms and maintain a thorough knowledge of lending programs, policies, procedures and regulatory requirements, demonstrating a commitment to professional ethics, complying with all Federal and State compliance policies and adhering to HMDA requirements. Maintain familiarity with all related lending regulations and any changes to those regulations. Ensure all contacts with borrower, including the application process, conform to all related lending regulations.

5. Loan Origination

Responsibilities include taking a complete loan application, registering the loan with secondary marketing, completing the borrower summary, ordering a quote for mortgage insurance (where applicable), preparing complete and accurate initial disclosures, requesting needed documents from borrower, issuing initial disclosures within required timeframes, collecting and reviewing borrower provided documents and signed disclosures, ordering appraisal and title work, transferring loan files to processing in a condition that the processor can review the file and submit to underwriting, working with processors to satisfy underwriting conditions, locking previously floating loans, reissuing any change of circumstance disclosures, contacting borrower with final approval, approving initial closing disclosure, and approving final closing disclosure.


6. Cross-sell Company Products
Has an understanding of deposit and loan products and related services sold and help facilitate the referral of all types of accounts including personal and commercial accounts to internal partners. Identify needs and makes recommendations that meet the client's financial goals.


Required Skills

KNOWLEDGE, SKILLS, AND ABILITIES:

1. Strong knowledge of mortgage and real estate principles spanning the variety of product offerings available to the borrower. Must be eligible for NMLS registration.

2. Strong aptitude for sales and business development is necessary to meet established production goals. Must be highly motivated, goal-driven, and possessing outstanding time management and organizational skills.

3. Must have strong attention to detail.

4. Ability and willingness to use personal computer systems to facilitate the application approval process is required.


5. Work requires regular internal and external contact in furnishing and obtaining information. Tact and discretion in obtaining cooperation and understanding is needed. Appropriate interpersonal skills needed to maintain a positive rapport with clients and co-workers. Must be a team player.

6. Ability to effectively express ideas orally and in writing. Ability to prepare business correspondence, prepare and complete business development calls, and prepare and make presentations to realtors, builders and/or borrowers.

SPECIFIC PHYSICAL REQUIREMENTS:

Work requires reasonable mobility in and around the work area. Ability to use standard computer and phone systems is required

WORKING CONDITIONS:

Normal office environment where there is almost no discomfort due to temperature, dust, noise, or other disagreeable elements.

Work includes little or no potential exposure to hazardous conditions.

Must be able to travel to remote company and/or client locations.
