Job Description

The Building People, LLC, has a position open for a full-time Senior Real Estate Analyst to support a state government customer in Virginia. Note: Position may be located in either Northern, VA or Richmond, VA.

Responsibilities

  • Strategic Planning: Developing and implementing real estate strategies that align with the agency's objectives and mission.
  • Property Management: Overseeing the management of the agency's real estate portfolio, including leasing, property maintenance, and tenant relations.
  • Financial Analysis: Conducting financial analysis to evaluate the performance of the agency's real estate assets, including budgeting, forecasting, and financial reporting.
  • Lease Administration: Managing the agency's lease agreements, including negotiating lease terms, renewals, and terminations.
  • Asset Disposal: Managing the disposal of surplus or underutilized real estate assets, including coordinating property sales and transfers.
  • Regulatory Compliance: Ensuring compliance with all relevant laws, regulations, and policies related to real estate management.
  • Stakeholder Engagement: Collaborating with internal and external stakeholders, including government agency customers and community organizations.
  • Policy Development: Developing and implementing real estate policies and procedures to ensure efficient and effective management of the agency's real estate assets.
  • Risk Management: Identifying and mitigating risks associated with the agency's real estate portfolio, including conducting risk assessments, and implementing risk management strategies.
  • Research and Analysis: Conducting research and analysis to support decision-making related to the agency's real estate portfolio, including market analysis, feasibility studies, and benchmarking.
  • Performance Measurement: Developing and implementing performance metrics to evaluate the effectiveness of the agency's real estate management practices.
  • Technology Integration: Leveraging technology and data analytics to improve the efficiency and effectiveness of real estate management processes.
  • Reporting: Preparing and presenting reports on the agency's real estate portfolio, including financial performance, property utilization, and strategic initiatives.
  • Project Management: (minimal) Overseeing real estate development and construction projects, including budgeting, scheduling, and quality control.


Required Experience & Skills

  • Experience: A minimum of 5-7 years of experience in real estate performing similar work responsibilities with a demonstrated track record of success in managing complex real estate portfolios.
  • Analytical Skills: Strong analytical skills, including the ability to analyze financial data, conduct market research, and develop financial models and projections.
  • Communication Skills: Excellent written and verbal communication skills, including the ability to present complex information in a clear and concise manner to a variety of audiences.
  • Negotiation Skills: Strong negotiation skills, including the ability to negotiate lease agreements, property sales, and other real estate transactions.
  • Project Management Skills: Experience in project management, including the ability to manage multiple projects simultaneously, meet deadlines, and work effectively with cross-functional teams.
  • Regulatory Knowledge: Knowledge of federal, state, and local laws and regulations related to real estate, including zoning, land use, and environmental regulations.
  • Technology Proficiency: Proficiency in real estate software and technology, including real estate management systems (e.g., Yardi, MRI), financial modeling software (e.g., Excel), and geographic information systems (GIS).
  • Problem-Solving Skills: Strong problem-solving skills, including the ability to identify issues, develop solutions, and implement strategies to address them.
  • Attention to Detail: Strong attention to detail, including the ability to review and analyze complex real estate documents and contracts.
  • Customer Service Orientation: A customer service orientation, including the ability to build and maintain positive relationships with internal and external stakeholders.
  • Strategic Thinking: Strategic thinking skills, including the ability to develop long-term real estate strategies that align with organizational goals and objectives.
  • Leadership Skills: Strong leadership skills, including the ability to lead and motivate a team, provide guidance and direction, and foster a positive and collaborative work environment.
  • Ethical Standards: High ethical standards, including a commitment to integrity, honesty, and professionalism in all aspects of real estate management.
  • Continuous Learning: A commitment to continuous learning and professional development, including staying current with industry trends, best practices, and regulatory changes.

Preferred Experience & Skills

  • Real estate work experience in a government or public sector setting.
  • Relevant certifications, such as a Real Estate Analyst Certification (REAC) or Certified Commercial Investment Member (CCIM), may be preferred.

Required Education

  • Educational Background: A bachelor's degree in real estate, business administration, finance, or a related field is required.
  • A master's degree or professional certification (e.g., Certified Commercial Investment Member (CCIM), Certified Property Manager (CPM), or similar) may be preferred.
