Proactive Manager of all off site clinics, excluding the facilities at Children's National Research and Innovation Campus. This position will require the manager to be responsible to coordinate all off site facility maintenance, projects, and manage regulatory compliance.

Ensure all routine preventative maintenance is coordinated, scheduled, and completed as required. Will work with the foundation office on managing all VIP tours. Manage regulatory and compliance with respect of extended campus locations. Position requires Manager to visit each of the clinics on a regular basis to follow up with the clinic managers to maintain a solid working relationship and to provide quality assurance. Personally walk through areas of responsibility as well as submit work orders as necessary. Manager will be responsible to keep and update all records pertaining to the areas of responsibility for Children's Hospital and the building owner as per lease agreements. Will respond to offsite emergencies and coordinate appropriate response. Develop annual maintenance budgets for off site locations and present to clinic managers. The functions range from meeting commitments, interaction with facility landlords, coordinating with clinic operations, meeting or exceeding expatiations, and maintaining the budget.

This position is responsible for managing maintenance services and repairs, planning, assigning and supervision of work in the areas of plumbing, mechanical, general building maintenance, carpentry, painting, critical space testing and other structures of the medical complex. Estimate time and materials required for jobs. Supervise/order materials, supplies and inventories. Prepare plans and sketches. Ability to read and understand plans and specifications prepared by architects and engineers. Quality control and inspections of maintenance task and projects upon completion for compliance to work requests. Perform related duties as required. Responsible for assisting in the maintenance of all policies and procedures for all relevant areas within the facilities, training staff as appropriate, and ensuring all staff are in compliance with regulatory requirements. This position will provide expertise and support to all engineering specialists as needed. The position will consult with the following standards: Joint Commission, DC Department of Health, EPA, DCRA, OSHA, Architects, Engineers, Construction Managers, Space Management, International codes & standards, and other regulatory agencies.

Qualifications Minimum Education
High School Diploma or GED Comments/Major: HS Diploma or trade school & extensive knowledge of building codes (Required)

Minimum Work Experience
10 years Experience in facility maintenance/carpentry or other related industry experience. (Required)

Required Skills/Knowledge
Project management, construction, carpentry, mechanical, plumbing, critical space testing and building maintenance supervision.

Functional Accountabilities
Project Management
  • Manage minor to medium construction projects.
  • Responsible for negotiating contracts with vendors for various services including maintenance, service, and/or support contracts.
  • Competitively bid out contracts to ensure best value.
  • Verify that all workmanship meets highest standards. Take appropriate action to resolve discrepancies.
  • Provide budget and status update reports to Director of Facililty.
Quality Assurance & Compliance
  • Inspect workmanship of building maintenance technicians and projects for quality and compliance.
  • Work to ensure the infrastructure integrity and aesthetic appeal of the facility.
  • Review and ensure compliance with critical space.
  • In collaboration with other facility management personnel, provide facilities oversight for Joint Commission and regulator compliance.
BMP Management
  • Manage the Building Maintenance Program(BMP).
  • Ensure that a safe work environment is maintained.
  • Monitor budgets, report variances, and identify options to solving variances.
  • Provide leadership and guidance to support staff and direct reports.
  • Serve as point of contact for all BMP upgrades and maintenance.
  • Provide training as needed for facility/engineering staff.
Contract Work Management
  • Lead, direct, implement and manage the contract and work on fire wall and smoke barrier penetrations.
  • Lead, direct, implement and manage contracts and work on all asbestos abatement associated within the facility.
HR Management
  • Assist with the creation, maintenance of departmental Policies and Procedures.
  • Hire, train, develop and direct assigned staff to meet departmental objectives.
  • Provide expertise and support to all building maintenance technicians as needed.
